You close, we invoice

You handle the showing, screening, and lease directly. Once it's signed, you confirm it with us and the fee is due.

What we don't do. We never show the property, inspect it, screen tenants, collect deposits or rent, prepare the lease, or sign anything on your behalf. That stays with you, the landlord.

We help connect you with landlords who have real availability. We don't manage or show the property, so you'll always deal with the landlord directly for the showing, application and lease.

10% of your first month's rent — only if you asked us to find you a place. If you're replying to one of our public listings on your own, there's no fee to you.

Pricing

What you pay depends on how we matched you.

There are two ways a lease can come together through DACO. The landlord's fee is the same either way — the renter's fee only applies in one of them.

Scenario 1

We advertised the listing

The landlord brought us the property. We posted it publicly and a renter reached out to us on their own, without asking us to search for them.

The landlord's 30% fee always applies once a lease is signed by a renter we connected them with — however that renter found us.

The renter's 10% fee only applies when they specifically asked us to find them a place, not when they simply replied to our advertising.

Due within 3 business days of the lease signing or first month's rent being received — whichever the agreement specifies.

Protection period included. If a renter we introduced signs directly with the landlord within the agreed window after we connected them, the landlord's fee still applies.

Confirmed with a redacted lease. We only ask for enough to verify the property, tenant name, rent and start date — nothing sensitive.

We do basic verification of the landlord or authorized representative before a listing goes live.

We never hold your money

No deposits, rent, application fees, banking details or sensitive ID pass through us at any point.

You sign, not us

The landlord and renter sign the lease directly. We're not a party to it and don't approve or bind either side.

Fee, timing and what's covered are spelled out in a written agreement before we advertise anything.

Records kept both ways

Listing approvals, communications and lease confirmations are kept on file for both landlord and renter.

Important information

DACO provides advertising, marketing, communication, scheduling and introduction services only. We do not own, inspect, manage, or guarantee any property, and we do not independently negotiate price, screen or approve tenants, prepare leases, or sign on behalf of either party. The landlord is responsible for the accuracy and legality of listing information, for all showings, screening, deposits, rent, disclosures and the lease itself. Renters should independently inspect the property, verify the landlord's identity and authority, and review the lease before signing or sending any money.

DACO charges the landlord a success fee of 30% of one month's rent whenever a lease is signed by a renter we connected them with. If a renter came to us directly and asked us to find them a rental, DACO also charges that renter 10% of their first month's rent once their lease is signed. Renters who simply respond to our public advertising on their own are not charged a fee. We never show the property under any circumstances — showings are always conducted by the landlord.

Using our service does not create a landlord-tenant, brokerage, agency, fiduciary, or partnership relationship between DACO and either party. Depending on the exact scope of services requested, activities like independent price negotiation, tenant approval or lease preparation may require a California real estate license — where that applies, we'll refer you to a licensed professional rather than perform that work ourselves.
